Whether you are leasing property to another person or are renting property, Georgia law provides you certain rights and requires you to abide by certain requirements. When two parties enter into such an agreement, dispute can arise when the rights of one party are infringed or one party fails to abide by the requirements set forth by state law or under a contract between the two.

Certain tenant rights include the right to certain disclosures about the property, a habitable environment to live in, and prompt return of a security deposit at the end of a lease. Landlords naturally have a right to payment of rent. However, a tenant's failure to do so does not permit a landlord the relief of eviction until certain legal requirements are followed. All such situations require strict compliance with procedures provided by state law to be successful and necessitate prompt legal consultation from a competent attorney.
